Here are some before and afters of the #LBIBeachHouseProject main floor living spaces.
Standing in the hallway the only entrance to the bedrooms upstairs was the staircase on the left and the window seat is on the right. This view looks into the living room.
Much better view, eh?? The staircase has been opened up with cable railing but also the wall on the other side of the staircase has been removed as well. Light now pours in from both sides and takes this dark hallway into a whole new dimension!
The living room got a facelift with a German Schmere technique and loads of paint!
Light and bright and airy! The sofa is so great from IKEA and will fit a whole crew of family during their time at the beach.

Those "wicker" side tables are actually outdoor ottomans that can be pulled out on the deck for use.
This is the old dining room that looks into the living room on the opposite side of the stairs. I put up painters tape as a visual for the owners when I suggested they take down the wall. Because formal dining and beach house living don't really work, we turned this into a sitting area off of the kitchen complete with access to the deck and a stocked bar!
Don't mind the orange chairs!! They're a holding spot for a backordered sofa. 😂 The table and chairs in the corner? They can also be pulled out to the deck.
The client sent me this pic when the sofa finally arrived. I just cannot get over those railings!! OBSESSED.
And then the window seat. I keep going on and on about this space because it was just so awkward and weird where it was placed in the hallway.
Just love it. The table and mint chairs from across the hall can be pulled over for additional space for games or a party. There's still a long custom cushion to come, too. And that light fixture just screams BEACH!
